Planning permission had previously been secured to erect a terrace of 4no. 2-bed holiday let dwellings, but this model was subsequently considered financially unviable. Following a refusal by the local authority for an almost identical development intended for private dwellings, we took the scheme to appeal.
At appeal, the successful outcome rested on the submission of a detailed flood risk assessment and providing robust justification for the proposed rear gardens. This technical argument successfully proved the suitability of the scheme, despite the gardens falling short of the Council’s minimum space standards.
