A Certificate of Lawfulness was successfully secured from Lambeth Council for the continued use of this three storey, semi-detached property as two self-contained flats – one within the property’s lower ground floor and the other, a maisonette over the upper ground and first floor levels.

In this instance, our clients acquired the property at auction - where it was being sold as a six-bedroom house. We subsequently collated a suite of evidence to support our claim that on the balance of probability, the property had been used as two self-contained dwellings for an uninterrupted period in excess of 10 years.

The granting of the certificate has added considerable value and its new owners have since comprehensively refurbished the building to make it fit for 21st Century living.
