Full planning permission secured from Arun District Council for the proposed change of use of a 10,000 square metre industrial unit from storage and distribution (Use Class B8) to allow for a flexible use between B8, B2 and Class E(g) uses and the subdivision of the premises into two units.

Key to the success of this scheme was the need to demonstrate that the proposed subdivision and intended commercial uses would not result in any undue adverse impacts on either the surrounding road network or neighbouring residential amenities.

This permission represents a highly effective re-use of an under-utilised, sustainably located commercial building. It provides a net increase in the number of units (through the subdivision) and also allows for a wider range of uses - which in turn, will help it appeal to a far wider market.

Brighton & Hove City Council for the proposed flexible use of this industrial unit to allow it to be used either for Use Class B8 (storage and distribution) or Use Class E g) iii) (any industrial process which can be carried out in a residential area) purposes.

The need for this application came as the Landlord was undertaking refurbishment works with a view to finding a new tenant. Due to no party being completely clear on the lawful use of the premises, it was decided that the best way to proceed was to apply for a flexible planning permission.

The planning permission allows the landlord to market the premises for the aforementioned range of commercial uses - which will be interchangeable without the need for any further applications.
